Crawl Space Encapsulation

Crawl Space Encapsulation | Moisture Control Below Your Home

An open, unprotected crawl space is one of the biggest hidden threats to a home’s health, air quality, and structural integrity. Moisture rising from the ground, combined with outside humidity entering through vents, creates the perfect environment for mold, wood rot, pest infestation, and structural deterioration. Crawl space encapsulation is a proven, comprehensive solution that seals off your crawl space from ground moisture and outside air, protecting your home from the ground up. Keystone Foundation Repair provides complete crawl space encapsulation across our service area.

What Is Crawl Space Encapsulation and What Does It Include?

Crawl space encapsulation is the process of completely sealing the crawl space environment from moisture by covering all exposed soil, walls, and surfaces with a heavy-duty vapor barrier. A full encapsulation system typically includes:

  • Ground cover vapor barrier– a thick polyethylene liner (typically 12–20 mil) installed over the entire floor of the crawl space
  • Wall liner– the barrier is extended up and attached to the foundation walls, sealing all surfaces
  • Seam and penetration sealing– all seams, pipe penetrations, and openings are taped and sealed
  • Vent sealing or conditioning– crawl space vents are sealed to eliminate humid outside air entry
  • Drainage system– if standing water is present, a drainage system and sump pump are included
  • Dehumidifier– a crawl space-rated dehumidifier maintains safe humidity levels year-round

Why Crawl Space Encapsulation Is Worth the Investment

A healthy crawl space directly impacts the health and safety of the entire home. Studies show that up to 50% of the air in a home’s living spaces comes from the crawl space below — making crawl space conditions a major factor in indoor air quality. Encapsulation delivers measurable, lasting benefits:

  • Eliminates ground moisture that causes wood rot and structural damage
  • Prevents mold and mildew growth that can spread throughout the home
  • Reduces allergens, musty odors, and poor indoor air quality
  • Lowers energy costs by creating a more thermally efficient under-floor environment
  • Deters insects and rodents by eliminating the damp, dark conditions they prefer
  • Increases home value and provides documentation for buyers and inspectors

Keystone Foundation Repair has helped hundreds of homeowners transform dangerous crawl spaces into clean, sealed, protected environments. We’ll assess your crawl space thoroughly and design an encapsulation system that fits your home and your budget.
